A family-run developer with a personal approach

Local knowledge, skilled trades and a careful eye for sites with the potential to become houses of real character.

A small company with a large amount of expertise

Kaybee works across new builds, barn conversions and restoration.

The masons and joiners are Kaybee's own dedicated team, supported by local artisans, making homes that are practical, sustainable and energy conscious. The focus is on houses that enhance their setting rather than overpower it.

Our ethos

Sustainable homes for the future

Traditional stone on the outside; underneath, the fabric and systems of a genuinely modern house. Every Kaybee home is designed to cost little to run, to stay warm on clean energy, and to be ready for the years ahead.

AIR SOURCE HEAT PUMPS Electric heating in place of oil or gas, delivering around three units of warmth for every unit of electricity used.
SOLAR GENERATION Photovoltaic panels wherever the roof allows, generating electricity on site and bringing running costs down further.
UNDERFLOOR HEATING Run at low temperature from the heat pump: even warmth underfoot, and no radiators taking up the walls.
READY FOR THE FUTURE Energy-conscious construction and instant hot water from a circulating loop — homes built to meet the standards ahead, not just the ones behind.

SINCE 2017

One barn, then another

Kaybee was founded in February 2017. The first project was Teigh View Barn — six thousand square feet of stone barn in a Rutland hamlet, taken on before there was a company around it.

When it was finished we asked Paul Sheehan, a builder we had come to trust locally, to join us; he is now our operations director. Kaybee has grown from there, one site at a time: three houses at Langham; Costall's Barn and Lime Grange Barn at Harringworth; a small cottage in Oakham; three houses at Chater Valley View in North Luffenham; and four at Castle View, Great Easton.

We are building now at Braunston-in-Rutland, on the site of the Old Plough, and at Barrowden, where Drywell House is going up on a former haulage yard. Still a handful of houses at a time, still the same trades on every one.

What we take on

Four kinds of project

NEW BUILDS Individual properties designed around their village, landscape and everyday usability.
BARN CONVERSIONS Characterful buildings handled with respect for original materials and proportions.
OUR OWN TRADES Kaybee's masons and joiners are a dedicated in-house team, with local materials used wherever practical.
POTENTIAL SITES Land, barns and properties with development potential, with or without planning permission.
In their words

What our buyers say

Justin, Paul and the Kaybee team were all excellent to work with and we can’t recommend them enough. They delivered the highest quality at every stage and enabled us to build our dream home. I would be surprised if any development firm had as much of a personal touch as Justin and Paul do. Five stars all round!

Tim & India · The Hollies, North Luffenham

Not only has our dream home been built with the highest level of care and attention, but we’ve absolute confidence that Justin and the Kaybee team will be on hand should any snags need attention.

James & Mel · Redwing House, Great Easton

We fell in love with Plot 3 immediately and were blown away by the quality of the interior finish, from the high-spec open plan kitchen to the Kloeber bifold doors wrapping the back of the property. We would highly recommend any new build from Kaybee Developments!

Mark & Becky · Ripple House, Langham

The best of both worlds in terms of a modern, state of the art, high-quality new build but with the character of an older property. We feel fortunate to have such a great home. Thank you Kaybee!

David & Louise · Lime Grange Barn, Harringworth

Kaybee Developments built us a truly remarkable house because everything that mattered to us mattered to them. The quality of their work and finishes is outstanding and we would not hesitate to recommend Justin and his team to anybody looking to buy a new property.

Karen & Gary · The Gables, North Luffenham

Everything has been exceptionally well thought out and finished to an excellent standard. The addition of solar panels, heat pumps and air ventilation system mean it’s a highly energy efficient house which feels very unique compared to other new build houses. Kaybee Developments has given us a home that genuinely exceeds our expectations.

James & Olivia · Larch Barn, Great Easton
